Flooring replacement cost by material

The material you pick sets most of the price. Here is what HomeGuide reports for common floors, installed, as of February 2026.

Material Installed cost per sq ft 1,000 sq ft (our calculation)
Carpet $2-$8 $2,000-$8,000
Vinyl sheet $2-$7 $2,000-$7,000
Vinyl plank $3-$10 $3,000-$10,000
Laminate $4-$14 $4,000-$14,000
Luxury vinyl plank (LVP) $4-$16 $4,000-$16,000
Engineered wood $7-$20 $7,000-$20,000
Hardwood $11-$25 $11,000-$25,000
Tile $10-$50 $10,000-$50,000

On average, HomeGuide says new flooring costs $4 to $15 per square foot, split between about $2 to $7 for materials and $2 to $8 for labor. HomeAdvisor puts the average project at $3,153, with most people paying $1,528 to $4,850, because many jobs cover one or two rooms rather than a whole house.

For hardwood, NerdWallet lists typical floors at $6 to $12 per sq ft installed, and $13 to $25 for non-native species or planks wider than about 5 inches. Red oak runs $5 to $11 per sq ft and white oak $5 to $12, per NerdWallet.

Flooring replacement cost by home size

Square footage is the other big driver. HomeGuide’s whole-floor estimates:

Floor area Typical installed cost
500 sq ft $2,000-$7,500
1,000 sq ft $4,000-$15,000
1,500 sq ft $6,000-$22,500
2,000 sq ft $8,000-$30,000

Source: HomeGuide, Feb 2026.

Fixr’s numbers, which include tearing out the old floor, run higher: $5,000 to $25,000 for 1,000 sq ft and $10,000 to $50,000 for 2,000 sq ft. If you are pricing a whole home, use the higher figures until you know what is under your current floor.

Removal, subfloor and other extra costs

A replacement is not just new boards. These are the line items that most often get added to a quote:

Extra Typical cost
Remove and dispose of old flooring $1.50-$3.50 per sq ft (HomeAdvisor)
Carpet removal $0.70-$1.60 per sq ft (HomeGuide)
Tile removal $2-$7 per sq ft (HomeGuide)
Subfloor replacement $2.20-$4.75 per sq ft (HomeGuide)
Underlayment $0.50-$3.50 per sq ft (HomeGuide)
Baseboards and trim $350-$1,200 per room (HomeGuide)
Moving furniture $25-$75 per room (HomeGuide)
Carpeted stairs $10-$45 per step (HomeGuide)

Source: HomeGuide, Feb 2026; HomeAdvisor, Jun 2026.

The subfloor is the wild card. NerdWallet says repairing a water damaged, rotted or moldy subfloor typically costs $1,000 to $3,000, and floor joist repair can run $40 to $60 per sq ft. Soft, spongy or sloping floors can also point to bigger structural problems, which our foundation repair cost guide covers. If you are buying a home, a home inspection can flag these issues before you own them.

Labor cost per square foot

HomeGuide says installation labor generally runs $2 to $8 per sq ft. It can be as low as about $0.50 for carpet and as high as $20 for heavy tile or poured terrazzo. For hardwood, NerdWallet puts labor alone at $3 to $6 per sq ft.

Floating floors such as click-lock laminate and vinyl plank go in fastest, which is why they cost less to install. Fixr notes that glued-down vinyl is very difficult to remove, so it can raise the cost of the next replacement too. HomeAdvisor says a 200 sq ft laminate room can take about three hours to install once the boards have acclimated, while stone or ceramic tile can take a full day.

Example: replacing carpet with LVP in 1,000 sq ft

Say you want to pull up old carpet in about 1,000 sq ft of living space (four rooms) and put down luxury vinyl plank.

Line item Low High
Carpet removal ($0.70-$1.60 per sq ft) $700 $1,600
LVP installed ($4-$16 per sq ft) $4,000 $16,000
Moving furniture (4 rooms at $25-$75) $100 $300
Total $4,800 $17,900

Source: HomeGuide, Feb 2026. Totals are our calculation.

  1. Material grade moves the total most. The gap between basic and premium LVP is $12,000 on this job (our calculation).
  2. The subfloor is not in this total. If a section of subfloor needs replacing, add $2.20 to $4.75 per sq ft for that area, per HomeGuide.
  3. Plan a cushion. Keeping some money in reserve, or building it up ahead of time in a sinking fund, keeps a surprise subfloor repair from derailing the project.

How to save on new flooring

  1. Refinish instead of replacing, if you can. NerdWallet puts hardwood refinishing at about $1,100 to $2,700, and says replacement typically costs at least double.
  2. Remove the old floor yourself. Carpet is the easiest to pull up, and HomeAdvisor’s removal and disposal range is $1.50 to $3.50 per sq ft.
  3. Move the furniture yourself. HomeGuide says installers can charge $25 to $75 per room.
  4. Pick a floating floor. Laminate and vinyl plank cost less to install than tile or nail-down hardwood.
  5. Get several quotes for the same scope. Ask each installer to break out removal, subfloor work, trim and transitions so you compare like with like.
  6. Choose for resale if you plan to sell. HomeAdvisor says hardwood returns about 75% of its cost, and Fixr puts it at about 70% to 80%, the best of the common materials.
